Buyers looking at West Surabaya often hear "Citraland Utara" and "Citraland Utama" used interchangeably — but they're not the same place. Both sit inside Ciputra Group's wider Citraland development, but they differ in location, how established the area is, and typical pricing.
Side by side
| Aspect | Citraland Utama | Citraland Utara |
|---|---|---|
| Location | Citraland's original core area | Sememi, Benowo district |
| Area age | Established, mature | Newer development |
| Example clusters | Alam Hijau, Galeria Golf, Puri Widya Kencana, Woodland | Northwest Lake, Northwest Park, Northwest Hill, Dempsey Hill |
| Typical house price | Mostly upper-mid, many premium units above Rp 3–4 billion | Wider range, some entry clusters from around Rp 900 million |
| Certificate status | Mostly full SHM | Mixed — SHM, HGB, and some still on PPJB pending certificate upgrade |
When Citraland Utama makes more sense
If you want a fully-established neighbourhood with mature trees and long-running facilities, mostly-SHM certificates, and your budget sits in the upper-mid segment, Utama is the safer fit.
When Citraland Utara makes more sense
If you want a lower entry price while staying inside the Citraland ecosystem, don't mind some surrounding construction still in progress, are thinking medium-to-long-term value growth, or want newer smart-home-equipped clusters, Utara is worth a closer look.
Check the certificate before you decide
Don't choose on name or price alone. Before committing, ask for the exact certificate status (SHM, HGB or still PPJB), have a notary or licensed agent verify it, and if the unit is still on PPJB, understand the timeline and terms for upgrading to a full certificate — and whether a bank will accept that status if you're financing the purchase.
